Winghaven Blvd / Phoenix Pkwy lot update
At Thursday’s Board meeting, the representative from Pace Properties gave a presentation.
He gave some details of their plans for the development.
1) Their will be a 30 ft landscaped buffer between the property line and the edge of any development.
2) They will install a white, vinyl fence, raised a few feet on a burm, approximately 10 ft from the property line
3) The election forms, which would allow each resident who backs to the lot to choose whether they want trees on their side of the fence, will be distributed after the City of O’Fallon approves the initial site plan (probably in May, 2006). They may be able to let the homeowners choose the type of trees they want planted.
4) The owners of the lot will be responsible for the maintenance of the 10 ft area. They will install an irrigation system similar to that on their side of the fence and will maintain both sides of the fence on the same schedule. They will have access to the 10 ft area from WingHaven Blvd and Phoenix Pkwy without coming onto any homeowner’s property.
5) After approval of the initial site plan, the lot will be graded and the buffer area will immediately be constructed.
6) He also stated that any plans for a daycare center would need a conditional use permit from the City of O’Fallon.
